Understanding an inspection, before you need one

What a consultation actually covers, why it's kept separate from repair work, and what changes the answer depending on what's underfoot.

What "Inspection & Consulting" Actually Means+

For most of the last three decades, this business existed on the other side of the transaction — cleaning carpet, stretching it back into place, dyeing out a bleach spot, replacing a worn plank. After enough repair jobs, you start to see the same failures show up over and over, and you notice something else: by the time most homeowners call a repair company, the real question isn't "can this be fixed," it's "whose fault is this." That question needs an answer from someone who isn't also bidding on the repair.

Why an Independent Set of Eyes Matters+

Ask the company that installed a floor whether it was installed correctly, and you already know how that goes. An independent inspection removes that conflict — the person measuring the gap and testing the slab has no stake in what gets recommended afterward. This matters most with a denied warranty claim, an insurance claim, a dispute with an installer, a pre-purchase walkthrough, or litigation where a written opinion carries weight.

What's Actually in a Report+

Specific locations inspected, measurements against the applicable standard, dated photographs tied to each finding, a plain-language explanation of the likely cause, and where relevant, an opinion on what it means for a claim. A report deliberately doesn't talk someone into a repair job — the inspection and the repair stay separate on purpose.

When to Call a Consultant vs. a Repair Company+

If a floor clearly needs fixing with no dispute about why, call a repair company. An inspection makes sense when the cause isn't agreed on, when a warranty or a claim is riding on the answer, or when a decision needs to be made before a sale closes rather than after.

Insurance Claims and Denied Warranties+

Manufacturers deny claims for specific, documented reasons — a moisture reading outside range, evidence of improper acclimation, a finding that points to installation rather than a defect. A report with real measurements next to dated photos gives a homeowner something concrete to push back with.

Pre-Purchase and Real Estate Transactions+

A flooring-specific consultation before closing tells a buyer or seller whether a visible issue is cosmetic, structural, or somewhere in between — and changes negotiating positions on both sides of the table.

Common Root Causes, By Material+

Hardwood

Acclimation, subfloor movement, finish failure, or a mixed batch of boards. Seasonal gaps are normal; gaps paired with cupping usually aren't.

Carpet

An unsealed seam, delaminating backing, or a stretch failure from under-tensioned installation — the most common cause of buckling.

LVT / Vinyl

Peaking or a popped joint usually means the subfloor wasn't flat, or the expansion gap was ignored.

Stone & Tile

A straight-line crack across tiles points to movement underneath. Lippage is almost always a substrate flatness issue.

Moisture Testing, in More Detail+

In-situ relative humidity testing uses probes set at depth in the slab and is the standard way to predict moisture issues before a floor goes down. Results are checked against ASTM thresholds and explained in plain terms, not just handed over as a printout.

Reading the Numbers Without a Flooring Background+

A gap measurement means little on its own — an eighth of an inch can be normal wood movement on one floor and active subfloor failure on another. Context is most of the value in a report; the raw number is only the starting point. That's also why every finding ties back to a named standard rather than a general impression.
